Empire Pass Neighborhood Summary

Empire Canyon 

This 1,650 acre parcel was originally owned by United Park City Mines and sold to Talisker, a Canadian Company. Talisker sold several building pads to other individual developers: East West Partners, Ironwood Development, Christopher Homes, and The Montage to name a few. The majority of this development is ski in/ski out along the Silver Strike and Northside chairlifts at Deer Valley Resort. The Empire Day Lodge is located here as well. Many property owners are members of The Talisker Club which includes a variety of high-end amenities.

2010 Ski Resort Ratings

We’re sure everyone has heard that Deer Valley Resort was rated  by Ski Magazine readers as the #1 ski area in North America for the fourth consecutive year in a row.  Park City Mountain Resort is #5 and The Canyons are #18.  Wow!

What you may not know is that Park City was selected by Golf Digest as a great place for golfers of all ages to invest in their primary or second home.

Five Reasons to see Hotel Park City before the snow fly’s 

    1. Due to the high occupancy rates at Hotel Park City during ski season it is virtually impossible for Realtors to show the units for sale in the winter due to owners and guests in Residence.

    2. One of the sellers just re-priced their unit at $35,000 under the original developer asking price of seven years ago.  The rave amongst the Realtors is that this unit is definitely a best buy.

The Park City MLS shows three to six properties, on average, closing and going under contract every day.

Park City Foodprint

As a member of the Leadership Park City class 16, this year our project was about FOOD.  Throughout this summer we have held seminars/classes on the following topics:  Where does our food come from?  How to Grow Food at 7000 feet above sea level, how to cook the good food you can grow, and wrapped up with Park City Local Kate Geegan speaking about her book ‘Go Green Get Lean’.  With all that we have learned, we definitely looking forward to the Food Festival this Saturday, August 28th.

Leadership Park City Class 16

On of the terrific things about Park City is how much our local’s participate and get involved in the community.  

 This year Jessica was selected out of 120 applicants to participate in the 2010 Leadership Park City Program.

 The program was initiated in 1994 with the goal to identify, encourage and train a individuals to be community leaders.  Each year a new group of 30 participants are selected for the year long endeavore of learning and to create their own group project. This year, Leadership Park City class 16 has chosen to conduct a summer speaker series, events and demonstrations.  The goal is to inspire residents to take a look at America’s commercial food system and make personal changes that will benefit the environment, the local economy and their physical health.

 The class will host a free speaker series throughout July and August to be headlined by experts on high altitude gardening, celebrity chefs, and other renowned speakers with expertise in re-thinking our foodprint. In addition, the class is putting their words into action by initiating an ambitious container vegetable garden program.  Dubbed “the Great Gardening Experiment,” the 150 container gardens are being cultivated by class participants to demonstrate that, with the ability to move them in and outdoors with the frost season, residents of high altitude communities can extend the growing season long enough to harvest fresh vegetables from their own gardens.

Mud Season in Park City

Park City’s mud season usually begins when the lifts close and ends when our summer guests arrive in late June. We do sell Real Estate after the lifts close and thought you’d appreciate an update on our sales this mud season compared to last.

The following Stats come directly from the Park City MLS from April 12, 2010 to June 22, 2010 and are homes and condos that are pending and/or closed in our immediate Market area.

  • This 2010 mud season reported 367 sales compared to 300 sales reported in the same time last year.
  • The relationship between list price and sale price was 90/10 this season. Basically the average negotiated discount was 10%.
  • The overall average sales price was $853,095.
  • The average number of days on the market was 225 days for the closed sales and, interestingly enough, the number of days on the market for new pending sales was 119 days.
